Market Problem

Real estate data resides in multiple, disparate systems. The most critical data, land title records, are stored in more than 3,200 counties across the country. Each county has its own elected official (County Recorder) who has different procedures for accessing and/or recording documents. This creates a complex quagmire for title companies that service transactions across dozens of counties. Land title records can also be voluminous and complex, requiring industry specific document management systems and specialized training to interpret the title chain and resolve issues.

As a result, clearing title on a property takes an average of 2 – 4 weeks. Appraisals take just as long and add considerable expense to the buyer/borrower. When a transaction is complete, the les are closed with no ability for future title reviewers to leverage previous work. Files simply become an ongoing expense for the title company.
